Just for a moment, because a lot of agents are under the idea, the presumption that they need to get a special open app open house showing up. The thing is, if you have a CRM, a consumer relationship management software system where you have all of your clients, your database. If you don't have that, that's probably a better place to start. But if you have that, then any kind of a form or an open house entry form can be added to it. So each one of those people that come to your open house, and you can definitely say, you know, the seller wants everybody to register. Um, the hard the hard form where you're signing things actually on ink to paper probably isn't as applicable as it used to be. You can't even get a map at Universal Studios anymore. You can't get paper. You always got to scan their QR code, you have to download their app. In this case, I wouldn't make it so they have to download your real estate app, even if you have one. I would just have it where it goes to a particular form and they fill out. That form is then connected to your CRM. If you don't have a CRM again, another we need to solve that problem first. But once they do, then that particular person coming in, there's an automated sequence of how they're going to follow up with this particular individual. They're going to ask them the feedback, probably within the next 24 hours. You visited this open house. Here's some photographs of it. What did you think? Is it something you might be interested in? Do you have any feedback for the seller? What do you think about the price? What do you think about the location? What are the positives and the negatives? Please be harsh, be be yourself because the seller really needs to know what you think of their open house, whatever it may be. So then that information is going to come back into the system because they're going to probably fill it out. People love to be critical of things. And that's why you even ask that other question. Now, once that they come into it, now they're added to your database. So they're in there. They're in there from the very beginning. They came into the open house and you asked them to please scan the QR code, please fill it out. And then you can also get a notification that they did it, so then you can give them access. That's kind of a critical part. Just don't say scan the QR code, but nobody's going to do it. But you say, listen, I need you to scan the QR code, at least register to fill out the form, and then I can give you access. I'll get a notification here on my cell phone. And I appreciate your patience. The seller also does. They're just asking that this happens because they just want to make sure that nobody's going to come into the open house and, you know, they're going to they're just going to be uh upfront about everything. So that's usually the way it works. So once it get they get into your CRM, then the that particular system can take care of it. So you have the QR code that's tied just to that open house. You have the responses that are tied to the open house to remind them of what they saw. And then you have that particular form they fill out that goes back into the database. And then also you can then hit them up in the future and say, hey, by the way, I appreciate you coming into the open house. Do you happen to know anybody that wants to buy or sell real estate? It's a very clean system. And then you've also built up your database and your contact form. And of course, there's all the proper opting out procedure there for them. But instead of going out and buying a particular app and this and that, you can plug this into any CRM. So if you have the big dogs out there, you have one of the CRM systems that I love and use, whatever it may be, your company has one. These they're all connectors available that will hook up this QR code at the open house to the people wanting to view it. And it just doesn't work for one. Any open house that you host, there'll be a different follow-up sequence and nurturing profile set up for all of them. So it's a hands-off system. This is really the way the agentic systems work now with a little bit of AI incorporation, but a lot of that more is, you know, basically levers and switches that make all of this happen. They do something, something happens, workflows and triggers via those types of automations. AI can be used to maybe formulate responses in the best way possible.
